Project Overview

Kinzie constructed Avere on Duane for long-time client REVA Development Partners to meet the demand for upscale rentals designed for downsizing empty nesters in the suburban village of Glen Ellyn, IL. The four-story building, situated on 1.17 acres, offers one- and two-bedroom plus den floor plans with high-end finishes, underground parking, and the amenities and conveniences of modern luxury apartment living.  

Constructed on six lots that were previously occupied by single-family homes, Avere on Duane tapped into Kinzie’s extensive engineering expertise as it required soil stabilization to prepare for the additional weight of the new structure. The podium-style building’s underground precast parking garage is heated by hydronic radiant tubes in the slab and topped with four stories of wood-frame residential above deck. An additional exterior parking lot features permeable pavers that allow optimal drainage while also enhancing the aesthetic of the building’s exterior.

Completed in early 2021, the 48-unit building is located steps from the Metra commuter rail station, the public library, and the many restaurants and retail establishments of downtown Glen Ellyn.
