Estimator

FULL TIME

The Estimator is responsible for gathering data required in preparing detailed budgets, estimates, and pre-bid packages to ensure profitability. The Estimator will also establish a bidders list, solicit and evaluate subcontractor proposals and scopes of work, and review project plans and specifications for constructability and value-added design.

POSITION EXPECTATIONS

  • Execute the bid requirements within the established deadlines for hard bid, competitive bid, conceptual, schematic, design development, and Guaranteed Maximum Price estimates.
  • Develop comprehensive, accurate, and competitive detailed conceptual estimates and budgets.
  • Review and analyze all bid documents and the project site. Schedule jobsite walkthroughs with key subcontractors/vendors and clients as required.
  • Create RFIs and submit to the development team; manage RFI process and submit to bidding subcontractors/vendors as needed
  • Communicate with the design team as necessary during the preconstruction process.
  • Prepare detailed estimates (e.g., initial, schematic design, design development, and construction documents) including creating quantity takeoffs, applying project-specific unit pricing, and value-added design options.
  • Prequalify bidders based on scope of work. Develop a list of qualified  bidders to ensure the right subcontractor/vendor receives the Invitation to Bid (ITB) document(s).
  • Perform constructability analyses and prepare a detailed scope clarification document and cost breakdown. Manage and update scope clarification document real-time in the preconstruction phase. Provide cost modeling and value design input.
  • Coordinate schedule and general condition requirements with the project team.
  • Work with Preconstruction/Estimating team on developing the client proposal.
  • Participate in preconstruction meetings as necessary.

  • Preconstruction/estimating experience is required; prior project management and field experience is a plus.
  • Ability to estimate large, complex projects ranging from $20 – 50m in representative markets.
  • Conceptual estimating and budgeting, estimating software, negotiated and competitive processes, scheduling, and value engineering.
  • Knowledge of the subcontractor community and sub-market pricing.
  • College degree preferred, or equivalent combination of education and experience.
  • Engineering degree is a plus.

Project Engineer

FULL TIME

The Project Engineer is responsible for assisting and supporting Estimating, Project Management, and Field Operations Departments in planning, directing, and coordinating designated project activities to ensure all goals and objectives are met. This role will learn all facets of the construction process to allow progression to the position of estimator, project manager, or superintendent.

POSITION EXPECTATIONS

  • Estimating support.
  • Formulate accurate budgets while working closely with the estimating team.
  • Review all bid documents to create quantity take-offs using OnScreen. Develop RFIs as required.
  • Conduct jobsite walkthroughs to verify actual field conditions (as needed).
  • Develop a list of qualified subcontract bidders. Communicate with subcontract bidders to confirm scope coverage.
  • Analyze Subcontractor bids as they relate to drawings, specifications, and scope of work.
  • Work with team and subcontractors to obtain cost-saving alternatives and value engineering.

Assist field operations staff to:

  • Procure materials and assemble/distribute a look-ahead schedule that coincides with the construction schedule. Maintain daily logs, which document day-to-day job activities. Participate in Subcontractor meetings to coordinate activities.
  • Walk jobsite daily to review conditions/progress and assist in completing audits, inspections, and daily logs.
  • Work QC plan and monitor. Review plans and specs. Maintain construction documents onsite by logging the drawings, sketches, and bulletins via Procore.
  • Generate punch list, determine responsible subcontractor for each item, and follow up with subcontractor(s) to ensure timely completion.

Work with the team to ensure that the GMAX goals and objectives are met. Participate in the conceptual development of a construction project and oversee its organization, scheduling, and implementation. Your responsibility will be to assist project management staff to:

  • Monitor and achieve goals to include overhead, profit, general conditions, self-performed trades, total client satisfaction, and profit projections/job cost maintenance.
  • Monitor a detailed master construction schedule utilizing Microsoft Project. Track critical dates of all activities affecting the project completion (Owner, Architect, Consultants, Contractor, Subcontractors, Municipalities, Equipment Suppliers, Site Due Diligence, etc.) and provide updates as required.
  • Review and process submittals, shop drawings, and RFIs. Follow up with architect/subcontractor to expedite approvals. Establish, maintain, and update logs that meet Company or Owner specifications.
  • Coordinate and/or participate in weekly OAC, MEP Coordination, pre-installation, and post-construction meetings. Prepare meeting minutes. Outline all items discussed, indicating the status of each, and assign responsibility and date for completion of open items.
  • Verify, price, and prepare change order documentation. Maintain change order log to review weekly status of changes.
  • Project completion closeout documentation. Compile as-built drawings, warranty letters, O&M manuals, and other documents to complete the closeout package.

  • Bachelor’s degree from four-year college or university in construction, engineering, or architecture-related fields.
  • Prior industry experience as a Project Engineer or Intern preferred; field and/or estimating experience is a plus.
  • Understanding of basic construction technologies such as scheduling software and ability to read and understand blueprints; Procore experience a plus.

Senior Project Manager

FULL TIME

As a member of the project management team, the Senior Project Manager is responsible for the overall administration, execution, and completion of a singular large-scale project or multiple mid-sized projects. The SPM will participate in the development of a project and oversee its organization, scheduling, budgeting, and implementation. This role will manage productivity, profitability, communication between team members, resolve conflicts, and cultivate client and Architect/Engineer relationships. Supervision of other Project Managers and Project Engineers will be required.

POSITION EXPECTATIONS

  • Be a part of the team preparing budgets and estimates. Review and evaluate bids to ensure required scopes are included, provide value design suggestions, and work with the project team to implement revisions.
  • Prepare general conditions, general requirements, and budgets.
  • Prepare site logistic plans and develop costs associated with them to be part of budget.
  • Coordinate preparation of permit applications for review/approval, and submit updated permit documents as required.
  • Prepare and execute all subcontracts and ensure there is proper certification of insurance in place prior to subcontractors starting work on site.
  • All project management activities are to be managed through Procore construction management.
  • Develop, monitor, and maintain a schedule and identify the critical path and manage milestones.
  • Prepare comprehensive cost estimates throughout the project’s duration.
  • Manage the shop drawing/submission schedule and process to ensure accuracy and compliance with contract documentation; monitor and distribute as required for coordination purposes.
  • Manage the requests for information (RFIs) and change order processes, maintain the appropriate logs, and review with the project team regularly.
  • Coordinate and conduct required meetings (e.g., pre-job, weekly construction meetings, post-job, and project closeout). Prepare and distribute meeting minutes on weekly basis.
  • Collaborate with the Superintendent to facilitate subcontractor/vendor coordination, ensure required inspections are performed and deficiencies are addressed, enforce quality control procedures and safety inspection performance, review the project punchlist, and obtain a certificate of occupancy.
  • Review job costs, billings, and pencil drawings for pay applications. Enforce vendor use of GC pay for monthly billings.
  • Maintain relationships with architects, developers, and subcontractors.
  • Participate in industry associations, actively promote Leopardo, and network to exchange information and gain insight about construction trends, the competition, and industry/market trends.
  • Assist project team to prepare for presentations and interviews.

  • Bachelor’s degree in construction, engineering, or architecture-related fields; or, equivalent training and related experience.
  • 8 – 10 years in progressively responsible role with extensive estimating experience and an understanding of the business side of construction; field experience is a plus.
  • Must possess a deep understanding of each phase of the construction process, including architectural design and blueprinting.
  • Proven record of success on large and/or complex projects.
  • Training and experience with technology, processes, and procedures that produce positive results. Procore experience is a plus.
