Project Overview

444 Social in Lincolnshire, IL, breaks all the norms of a typical suburban rental property with its eye-popping and colorful exterior, abundant amenity spaces, and distinctive interior design. For this vision-driven project, Kinzie was called upon to deliver an extremely high level of planning and attention to detail. Inventive and elaborate finishes in the amenity spaces required complex construction solutions, and meeting the 28 different turnover deadlines the developer scheduled for the units demonstrated the highly cooperative and seamless relationships Kinzie had with its subcontractors. 

A robust mix of indoor and outdoor amenities puts the “social” in 444, starting with the expansive two-story community hub featuring floor-to-ceiling windows, a coffee bar, and coworking lounge. Other indoor shared spaces included a party room; private meeting rooms; chef’s demonstration kitchen; a virtual reality golf simulator; and three separate fitness studios dedicated to spin classes (with Peloton bikes), cardio, and yoga respectively.

Outdoor amenities are anchored by a resort-inspired pool and sundeck with semi-private cabanas, a shuffleboard court, communal grills, and a fire pit. A private community dock can be used for launching kayaks in the adjacent pond. Dog owners can spend quality pet time on the “woof tops”—fenced-in and secure pet areas located on top of each parking deck. Additional outdoor space is found on the rooftop deck with furnished gathering spaces and dining areas.

The 302-unit development includes one-, two-, and three-bedroom apartments divided between two buildings. Units feature 9-foot ceilings, floor-to-ceiling windows, wide-plank hardwood flooring, in-unit washer/dryer, Nest thermostats, and private balconies or terraces.
