Project Overview

Early in the planning process for 10 North Main, developer Harlem Irving Companies tapped into Kinzies’ reputation for providing exceptional pre-development consultation and experience working with village municipalities. Situated in the Prospect and Main TIF district in Mount Prospect, IL, the $20-million project was one of several approved by the village with the goal of revitalizing the suburban downtown. 

Kinzie constructed a podium-style building on the nearly 1.5-acre site with an above-grade, open-air precast parking garage topped by five stories of wood construction. The building’s 97 apartments include a variety of studio, one-, two-, and three-bedroom floor plans, ranging from 564 to 1,290 square feet. Luxury unit finishes, private outdoor spaces in most apartments, and amenities focused on socializing, remote work, and fitness bring an upgraded live-work-play experience more often associated with large urban cores.

Completed in spring of 2021, the development met the rising demand for upscale rentals in suburban Chicago, and the property achieved nearly full lease-up within seven months of opening.
